1 /5 Kai Tang: Just wanted to provide an honest review based on my recent experience with Launch.
I closed a DSCR loan with another mortgage company at the end of April, referred by Launch after the agent failed to process the transaction in house.
Pros:
1. As mentioned in other reviews, they are 100% reachable and accessible. Our agent, Jerry (Gerald), was responsive and available to answer questions, even if he didn’t always have immediate answers.
2. We had a tight timeline and needed to close within one month. Jerry helped us get in touch with the other mortgage company and supported the process. Although there were some confusion and repeated requests for the same documents, it was clear they were trying to help, and we were able to close relatively quickly. They didnt push us away or make excuses — they stayed engaged throughout.
Cons:
1. High referral fee: Launch charged a referral fee that was higher than the underwriting fee from the actual mortgage company. For a ~$300K mortgage, the referral fee alone was more than $5K, which felt excessive, especially considering Launch did not take on any loan risk themselves. It felt like we were being overcharged for a simple referral.
2. Lack of transparency: The loan disclosure form, which outlines all fees and charges, was only shared with us a few days before closing. Until that point, we were in the dark about some of the fees — leaving us with little room to pivot or explore alternatives. After raising this concern, the agent sent us a draft disclosure dated late March, claiming it had been shared earlier — but we never received it. It felt like the blame was being shifted onto us for not reviewing something we were never given.
